What is Shared Accommodation?
Shared accommodation (also called a House in Multiple Occupation or HMO) is a property where three or more people from different households live together, sharing common facilities like a kitchen, bathroom, or living room. It is a common and affordable housing choice for single people, young adults, and those on lower incomes.
Your Rights as a Shared Tenant
As a tenant in shared accommodation, you have the same core rights as any other tenant — a written tenancy agreement, deposit protection, the right to a safe and maintained property, quiet enjoyment, and protection from illegal eviction. In addition, you have the right to know the property's HMO licence number if the property requires one.
Understanding House Rules
Most shared accommodation has a set of house rules covering cleaning rotas, noise, guests, use of shared spaces, and bill payments. These may be written into your tenancy agreement or provided as a separate document. Adhering to house rules is important for maintaining a comfortable shared living environment.
Managing Shared Bills
In some shared properties, bills (gas, electricity, water, broadband) are included in the rent. In others, housemates split bills equally. Make sure you understand which arrangement applies before you move in. Ask for written confirmation of what is included in your rent.
Resolving Disputes with Housemates
Living with others inevitably leads to some friction. Try to resolve issues calmly and directly in the first instance. If a problem cannot be resolved, contact your landlord or property manager. Axient Housing provides a point of contact for residents to raise any concerns about their shared accommodation.
Moving In Checklist
Before moving in, check: you have a signed tenancy agreement; your deposit has been protected and you have the scheme details; you have an inventory signed by both parties; gas safety certificate is provided; you know how to contact the property manager; and you understand the house rules and bin collection days.
